Fee Statement

TNJ Mortgages - Fee Statement

At TNJ Mortgages, we believe in transparency, fairness, and providing high-quality advice to all our clients. Our fee structure reflects the level of work carried out, the complexity of each case, and our commitment to supporting the community.

​

  • Standard Mortgage Fee: A typical fee of £299 is payable for mortgage applications where the loan amount is less than £250,000.

  • No Fee for Large Loans: No fee will be charged for arranging a mortgage with a loan amount above £250,000.

  • Complex Case Fee: For adverse credit cases or complex scenarios with a loan value below £350,000, a typical fee of £499 will apply.

Right to Charge for Non-Standard Cases:

TNJ Mortgages reserves the right to apply a bespoke fee where a case is significantly more complex than initially presented. This fee is typically 5% of the loan amount (capped at £1,250), whichever is lower.

Client Commitment & Work Carried Out:

Fee for Work Completed if Client Proceeds Elsewhere, If TNJ Mortgages has carried out work on your mortgage application, including:

​

  • fact-finding and affordability assessment

  • sourcing suitable mortgage products

  • submitting a Decision in Principle

  • reviewing documents

  • providing written or verbal recommendations

  • submission of application

  • securing a mortgage offer

​

and you choose to proceed with another broker or lender, TNJ Mortgages reserves the right to issue an invoice for the time spent on your case. This applies even where a No Fee arrangement was initially agreed, as the advisory work undertaken holds independent value.

​

The fee in such cases will be based on the level of work completed and is typically between £199 and £499, depending on time and complexity.​
